Privacy Policy

This policy explains what Dwellra collects when you visit dwellra.com or use the Dwellra app at app.dwellra.com, why we collect it, and the choices you have. Dwellra is operated by Perizer Corp.

A community’s records (its homes, owners, ledgers, requests, documents, and announcements) are entered and managed by that community’s board. We store and process those records on the community’s behalf so the service works. The board decides what goes into Dwellra and who is invited to see it.

Account information

When you create a community or accept an invite, we collect your name, email address, and a password. We store only a one-way hash of your password, never the password itself.

Community records

What a board or its members enter into Dwellra, including:

• the community’s name, type, and location (city, state, ZIP);
• homes or units and the names of their owners;
• dues settings, ledger charges, fines, and payments the board records;
• the payment instructions the board publishes to owners (for example who checks are payable to, a mailing address, or Zelle or bank details);
• maintenance requests, violations, and architectural review requests, with their comments; and
• announcements, and the files people upload as documents or attachments.

Information collected automatically

Like any website, our servers and network providers receive technical information when you visit, such as your IP address, browser type, and the pages or requests made. We use it to run and protect the service. We do not use analytics or advertising tools on dwellra.com or in the app.

We use the information above only to:

• provide Dwellra to your community and show each member what their role allows;
• keep accounts and communities secure and investigate abuse;
• answer your questions when you contact us; and
• fix problems and improve the service.

We do not sell personal information, and we do not use community records for advertising.

Dwellra does not process payments today. Owners pay their association directly, for example by check, Zelle, or bank transfer, and the board records those payments in Dwellra. We never receive card numbers or bank login details. The only payment details we hold are the instructions a board chooses to publish to its owners and the payment records the board enters.

Within your community

What members of a community can see depends on their role. Board members can see the community’s records. Owners can see their own balance and the community’s announcements, requests, documents, and directory. Documents uploaded to Dwellra are shared with everyone in the community.

Service providers

We use these providers to run Dwellra. They process data only to provide their service to us:

• ComputeSphere: Hosting for the Dwellra app, its API and database, and this website. Location: United States (database region us-east-1).
• Cloudflare: Network delivery and protection (DNS, TLS), and private storage for files you upload (R2). Location: Global network.

We will update this list before we add a provider that processes community records.

Legal reasons

We may disclose information if the law requires it, or to protect the rights, property, or safety of our users, the public, or Dwellra.

We don’t use analytics or advertising cookies. The website stores your light or dark theme choice in your browser, and the app stores your sign-in session in your browser so you stay signed in. Our network provider, Cloudflare, may set a strictly necessary cookie to protect the service from abuse. See our Cookie Policy.

We keep a community’s records for as long as its account is open, so the next board inherits them. If a community’s board asks us to close its account, we delete its records within 30 days. Database backups roll off within 7 days after that.

If you want your own account removed from a community, ask your board or email us at [email protected].

• Connections to dwellra.com and app.dwellra.com are encrypted with HTTPS.
• Passwords are stored only as one-way hashes.
• Each community’s records are kept separate from every other community’s.
• Uploaded files are kept in private storage and can only be opened through links that expire within minutes.
• Our database has no public internet address.

To get a copy of your information, correct it, or delete it, email us at [email protected] and we will respond within 30 days. Because community records belong to the community, some requests (for example deleting a ledger entry) go through your board.

Dwellra is meant for adults who own or manage homes. We do not knowingly collect information from children under 13.

If we change this policy, we will post the new version here with a new effective date before it takes effect.
